RAL North 1st Floor ESCO Project Construction Work - Jan 6 thru March 13

Attention All:

This email serves as a notification to request permission to perform work in which our subcontractors Davis Houk Mechanical and Alpha will be performing demolition, installing new ductwork/piping in the area of  1st floor of Roger Adams Laboratory North (please see attached drawing mark-ups), and installing new BAS controls. Schneider Electric is requesting this work to be performed beginning January 6th, 2020 through March 13th, 2020. Attached you will find a drawing markup showing the time frames in which this work is schedule to be done. Also attached you will find a detailed description of the work that will be performed. This area of the building that may possibly be affected by noise associated with work including new ductwork installation, ductwork demolition, and ceiling removal. Subsequent outage request for this scope of work will be sent out to Josh Whitson for official review and approval.
Davis Houk Mechanical will start on Monday, January 6th with the removal of the ceiling tile in Corridor C100A and continue on into Rm. 101 on and start the removal of the ceiling tile in office/lab spaces.  The work on the floor will be split up into two separate timelines. Work performed in Rooms 101 – 109 will begin January 6th and last until February 12th. Work in Rooms 189 – 195 will begin on February 13th and last through March 13th.  The estimated duration of the construction will be approximately 10 weeks. The start times of the subcontractor will be at 6 am and will go through 4 pm Monday-Friday. SE will track the progress of the of the project daily and communicate with the University, i.e. Karla Southern, and Chad Dennis. These dates are tentative and subject to change based on our ability to gain clear access to the rooms during the time periods that are being requested.  

The following is a description of the work that will be done:
  • The removal of ceiling tile along corridor C100A and Rm. 101 – 109 and 189 - 195
  • Installation of new ductwork in Rm. 101, 101, 101B, 101C, 101D, 103, 105, 107, 108, 109, C100A, 189, 191, 193, 195 and corridor C100A.
  • Removal of ductwork in corridor C100A and Rm. 101 – 109 and 189 – 195.
  • Installation of new BAS controls and rough in of conduit in corridor C100A and Rm. 101 – 109 and 189 – 195.

DEMOLITION OF WEST SHAFT - RAL NORTH - DEC 26 & 27 - 6AM TO 4PM BOTH DAYS

The ESCO project crew needs to do further demolition on the west shaft in RAL North and will be doing this work Dec. 26 and Dec. 27 from 6:00am to 4:00pm both days.  Please see further details from Schneider Electric below:

This email serves as a notification to request permission to perform demolition in the West shaft in Roger Adams Laboratory North. An additional duct was discovered in the west shaft during the abatement process that will need to be removed as discussed in our previous meeting. The location of the West Shaft is located south of the elevator in Roger Adams Laboratory North. The demolition would start on the fourth floor and continue through each floor ending at the ground floor. The existing partitions and protective measures in the spaces and surrounding areas are currently still in place and will be utilized for this demolition process. The entire process will take two days. Please note that the ductwork has already been abated and passed clearance testing. Disruptions to building occupants will be kept at a minimum. All measures will be taken to make sure that process does not affect staff and students.
Davis Houk Mechanical is requesting for this demolition to begin on December 26th and 27th. Davis Houk will begin work at 6 am and complete by 4 pm daily. Access to the elevator may be needed to remove debris and bring in materials.   No outages will be needed for this scope of work. Please note that no work will be done or scheduled until Schneider Electric receives a notice to proceed from the University. Parking Lot Closure - RAL Shipping/Receiving Dock Adjacent Lot - Dec 6 & 7


All,

This serves as a notification for a large crane to be placed in the Roger Adams parking lot adjacent to Shipping/Receiving beginning Friday, Dec. 6 at 5am and will last until approximately 5pm on Saturday, Dec. 7.  For those of you who have reserved spaces in that lot, Parking should have  notified you of this closure.  If they didn’t, this affects the following spaces:

  • All General D16 Spaces Next to RAL (6 Spaces)
  • D16 Space 1
  • D16 Space 5 (F&S)
  • D16 Space 6 (F&S)
  • D16 Space 8
  • D16 Space 9
  • D16 Space 10
  • D16 Space 12

The reason for placement of this large crane is to install a new Air Handling Unit(AHU) in the RAL North penthouse.  Schneider will have additional manpower onsite to help direct pedestrian traffic.  We will also place signage at entry/exit points affected by the crane placement and will have the drives blocked as needed.  We apologize for the inconvenience but this work is necessary to keep the ESCO project on track for completion.  If you have any questions or concerns, please feel free to contact me.

RAL South BAS installation Beginning Next Week


All,

              This email serves as a reminder that Alpha will begin installation of BAS controls in RAL South will be beginning on Monday, October 21st and ending on November 5th. This work will involve running conduit and wiring from the VAV controls in the hallways through the wall and down along the wall adjacent to the doorways as well as installation of a new thermostat. This portion of the project will affect both labs as well as offices/break areas. Each installation is expected to take 30-60 minutes and should be only minimally intrusive as the work will take place in the hallways/closets or just inside the doorway. You may experience some noise from the drilling needed to make holes for the conduit. Below is the proposed schedule for this project as well as necessary preparations:

Preparations to be made before leaving the day prior:
      -Make sure the bench area closest to the door is clear so there is no risk of chemicals being knocked over or items being broken.

This request was prompted as a result of an inability to complete the work that has been approved on the ground floor of RAL North. We are unable to get into Rm. 5, 12, and 14 until after November 5th. This work in RAL South will supplement RAL North work. Alpha will be doing an average of 10 rooms per day. Alpha will be working during normal business hours between 6 am – 3 pm Monday thru Friday. If there is any additional information needed feel free to contact me.

Crane in RAL Dock - Oct 7 - 5am to 8am


All,

This email serves as a notification that a crane will be setup in the docking area of Roger Adams Laboratory on Monday, October 7 for work occurring in the penthouse. MEN'S RESTROOM OUT OF SERVICE - 2ND FLOOR RAL NORTH - OCT 1 THRU OCT 31 -6AM

This email serves as a reminder that the men’s bathroom on the second floor of RAL North will be out of service between the hours of 6 am – 3 pm, Monday thru Friday beginning October 1 and ending on October 31st. Davis Houk will be removing the ceiling in the bathroom and working periodically until their work is completed. The bathroom will be available for use at the end of their work day. ESCO PROJECT CONDUIT WORK - RAL NORTH - SEPT 30 THRU OCT 3 - 6AM TO 3PM DAILY

TO ALL IN RAL NORTH:

This email serves as a notification to perform work on the ground floor of RAL North. Alpha’s intent is to stub conduit from the corridor into lab and offices on the ground floor of RAL North. Alpha is looking to begin work on September 30th and end on October 3rd. Alpha’s hours of operations would be from 6 am- 3:00 pm. There will be some noise associated as a result of drilling through the walls in the corridors. The subcontractor will make sure that there will be no impediment to occupants in this area. The areas occupied by the subcontractor will be the corridors of the ground floor of RAL North.  Limited access will be needed to the labs and office spaces that they will be drilling into. Actual work in the lab and office spaces will be brief. Please find attached markup that show that areas that work will be performed in. The yellow areas shows the lab and offices spaces that will be stubbed into. The light blue areas show the corridors where Alpha will be drilling from into the labs and office spaces. After work is completed, they will make sure that all material will be removed from the corridors and any debris will be cleaned.  If  you have any additional questions, feel free to contact me.
